  -hartington - cotterill farm ::

 



 

 

A converted barn, converted recently into two apartments (one with a mezzanine) of the highest quality and in a lovely but not remote location. These apartments, (along with four other cottages) are situated on a non-working farm, (Cotterill Farm) on land surrounded by a Nature Reserve through which a footpath leads to the River Dove, (meeting the River Dove at Wolfscote Dale - Dovedale is one mile down river). Cotterill Farm is located between Hartington and its smaller-neighbour, Biggin-by-Hartington, which village and pub is just 350 yards from the end of the drive.

Cotterill farm has just achieved the Gold Award, a new classification by Enjoy England, the country’s official grading organisation, one of only 10 cottage owners achieving this, for cottages deemed to ‘provide exceptional quality in all areas but in particular in service’ from over 1,000 inspected holiday properties in Derbyshire and the Peak District.

Guests should have no need to worry about noise transmission between the two apartments as we have comfortably exceeded what are in any event the latest very strict building control noise transmission requirements with the installation of an independently hanging ceiling and a false floor.

Both apartments have full central heating that aided by the latest in insulation technology ensure that they can be heated up very quickly in even the coldest of winters, but despite this they both have additionally and has as a focal point a sympathetic log effect stove (not the old fashioned type that were less sympathetic) to add to the atmosphere.

The kitchens in both cottages have a very high specification and are also extremely well equipped in the kitchen with sold wood units, gloss works tops, stone sinks, dishwasher and much more.

The interior pictures seen here are taken with wide-angle lens, and thus make the rooms seem significantly smaller than they are.

Standards of housekeeping are extremely high with 95% having been awarded in this department by the Tourist Board Inspectors repeatedly in their annual assessments. Discounts are available for two person occupancy of both apartments (even if using both bedrooms)

The Ground Floor apartment - the Milking Parlour (2 bedrooms, sleeps 3)

The Milking Parlour has two bedrooms, one double and one single, and a quality spacious shower room with underfloor heating. This is en-suite to both bedrooms - in other words there are two doors into the shower room. The living area is open plan with the eating area and the kitchen. The Milking parlour has achieved maximum points within a 15 point band for a four star grading, i.e. just one point short of five star.

The First Floor (with mezannine) - the Hay Store (2 bedrooms, sleeps 4)

Access is gained up some outside railed stone steps. Guests are immediately bowled over as they enter the open plan living area which is open to the rafters. Some most wonderful beams are exposed (to those in the know, Queens Trusses). The living area of this open plan room is truly spacious. Adjacent is a raised kitchen area, separated from the living area by wooden banister, to break up the size of the open area, and there is a separate dining area.

There is a decent sized bathroom with shower over, one double bedroom and one twin. The twin is in the mezzanine, open to the living area, so similar to a galleried bedroom and thus there is some loss of privacy when both bedrooms are used, making it less suitable perhaps for two couples not in the same family.

Although the Tourist Board grading gave the Hay Store sufficient points as would normally place the assessment within the 5 star band, it could not be granted such a grading as the assessment requirement for five star cottages preclude galleried bedrooms in cottages with more than one bedroom. It has therefore been awarded four star but the actual points awarded reflect the quality of this conversion.

Facilities

In both apartments are 8 highly personalized well organized information folders that are constantly praised by guests and which must be amongst the best in the business! Wi-fi is available in both apartments, cycle hire at about one half of standard rates is available directly from Cotterill Farm, breakfast packs can be provided, again at almost one half of usual rates, and ready made meals can also be purchased.

The Immediate Environs

Immediately to one side of the converted barn is a large garden area (with excellent table and bench sets) shared with the other cottages, from where magnificent views over surrounding rolling hills and dales can be had not dissimilar to the aerial view show here. There are two wild flowers meadows on our land, one of which borders the nature reserve mentioned above.

Numerous footpaths surround Cotterill Farm offering unrivalled walking in the best part of the White Peak. The highly popular Tissington Trail, which runs for 17 miles, is used by walkers, cyclists and horse riders, and is less than 1 mile from us. Two further trails, (both of similar distance), are within 3 miles. These three tracks are ideal for family cycling, as is the network of quiet minor roads, which can be accessed at numerous points along the trails.

Location

Buxton, Matlock, Bakewell, Ashbourne, Leek and Chatsworth House are all about 11 miles away on the edge of the Peak District at different points on the compass, confirming the owners claim to be very much in the heart of the White Peak area of the Peak District. (The White Peak is the area of rolling countryside, dales, streams and rivers limestone villages and dry-stone walls, which give the area so much character)
