Cycle Trail. It's just 7.5 miles from Ashbourne and 20 minutes
or less for top attractions such as Alton Towers, The High Peak
and Tissington trails, the historic market towns of Ashbourne
and Leek, picturesque local villages with excellent tea-rooms
and restaurants
A good country pub is a 200 yard stroll down the lane. Within
approximately one mile, neighbouring Waterhouses boasts 3
more pubs, a cafe, post office and convenience store and bus
services to Ashbourne and Leek.

a 17th century farmhouse in the idyllic Peak District hamlet
of Waterfall. Superbly renovated to a high standard, the cottage
sleeps 6 in three en-suite bedrooms.
The cottage features exposed stone and timber to combine
the character of a stylish barn conversion with the convenience
and facilities of modern living. Attractive rugs add warmth
and comfort to the stone flags on the ground floor and to
the mellow pine flooring of the mezzanine kitchen and the
two bedrooms on the first floor.
The cottage adjoins the owner's farmhouse and enjoys views
beyond the garden, stables and paddocks to the neighbouring
pastures and across to the hills and landmark knoll of trees:
Waterfall Low. To the front lies the tiny village green with
its pump, stocks and surrounding pretty cottages.
Entrance from gravel parking and stone flagged patio areas
into a large open plan ground floor to include a comfortable
living room with exposed stonework, oriental rugs , wood-burner
style gas stove, comfortable seating - includes sofa bed for
occasional use. Dining Room with seating for up to 8 people.
Family cloakroom/ensuite shower room to ground floor superking
bedroom, which can be made twin-bedded if required.
Up 5 stone steps into a Light oak, Shaker-style, fully equipped
kitchen with its high beamed ceiling and side door to drive
- (includes dishwasher, microwave, freezer, and utility room

Up 6 wooden steps to the first floor are two further bedrooms,
the first being an attractive, twin bedroom with en-suite
shower room and finally a beautiful, light, double bedroom
with exposed timbers and en-suite bathroom with shower
